Industrial door maintenance visits are recommended at least annually, and is a legal requirement to ensure staff and visitors are not placed in unnecessary harms way. More frequent servicing is needed for doors with high usage, fully automatic or have critical functions like fire doors. A professional service from a qualified door engineer, includes inspection, lubrication, safety checks, and may involve replacement of worn parts if previously requested to do so. It ensures safe, reliable operation and may prevent pre-mature breakdowns.

Door Maintenance Frequency

Annual: The legal minimum for most industrial doors, as recommended by Health and Safety Regulations.


Every 6 months: Recommended for doors with high usage, such as those over 12 cycles per day, or for fire shutters which have a critical safety role.


Every 4 months: Recommended for very high-usage doors, such as those over 30 cycles per day, or susceptible to extreme conditions or environment. 

What happens during a door maintenance visit

Inspection:

A qualified door engineer checks the openings, structure, fixing elements and carries out a risk assessment for any residual hazards present. Door blades, barrels, panels, tracks, springs, safety edges, and control gear are checked against wear, damage or misalignment.

Lubrication:

Specialist greases are applied to moving parts like rollers, hinges, and bearings to minimize friction.

Safety checks:

This involves testing critical safety features, such as photo-cells, Safety edges, emergency release systems, and fall back, safety brake devices.

Automatic doors:

Automatic doors fitted with safety devices against crush at the leading edge are tested separately with a force test device, which is an annually calibrated instrument and conforms to EN12453 or EN 12445.

Repair/replacement:

If discussed prior to the door maintenance visit. Worn parts like cables, seals, batteries and perishable items can be replaced during the visit to prevent additional visits or minimise any future failures.

Documentation

A service report is provided, detailing the work performed and any necessary repairs or recommended works to be carried out. The door may be fitted with a log book at the door location, this too would be completed, dated and signed.

Legal and safety requirements for the maintenance of doors

Workplace Regulations: The Workplace (Health, Safety and Welfare) Regulations 1992 require a suitable maintenance schedule for all industrial doors.


PUWER: The Provision and Use of Work Equipment Regulations 1998 mandates that employers ensure work equipment is maintained in an efficient state and good repair.


Fire Safety: The Regulatory Reform (Fire Safety) Order 2005 requires that fire doors are maintained in an efficient and working state to safeguard people
