In respect of door service intervals, there are two main criteria a door contractor would look at:


  1. Usage. how many operating cycles the door performs in a day
  2. Environment. What conditions does the door operate in



Other factors to be considered are; 


What is the recommended service intervals of the original door supplier, often a door manufacturer will have carried out testing of the door components and the frequency these parts may reach their operational life. This information may be found in the operating and maintenance manual or by contacting the original manufacturer.


Age of the door, even a regularly serviced door in a particularly busy environment may need to have its service requirements increased.

Maintenance frequency must be specified by the manufacturer or the assembler of the finished door. Where this information is proven to be inadequate or missing, a maintenance contractor will design a maintenance schedule that is deemed suitable based upon the above information and other deciding factors to keep the door in a safe, reliable condition. 


There is a legal compliance to maintain doors in the workplace. Owners, workplace managers, Landlords, managing agents, facilities managers all have a legal responsibility in the repair and maintenance of doors. Regulations 5 and 18 of the workplace (Health, Safety and Welfare) regulations 1992 require that doors at workplaces are subject to a system of maintenance. Section 3 of the Health and Safety at Work Act 1974 requires that employers and the self-employed as part of their work ensure that doors in their care are safe.


A minimum of an annual service is required on roller shutter doors but more commonly, a six monthly visit is recommended. This allows minor issues to be identified that may lead to more costly repairs in the future or any un-safe situations to arise. Servicing prolongs the operation life of the roller shutter door and ensures any changes in compliance can be identified and recommended.
